Lower-Level Refurbishment Update

We are pleased to advise that the Lower-Level Refurbishment building works are now in their final stages, with construction substantially complete and the project progressing through defects rectification and final certification.

The Board and Management had been planning for a handover and a staged soft opening of the refurbished facilities. However, over the past two weeks, we have been advised that this anticipated timeframe is now at risk.

The matter concerns the final testing and certification of the Club’s fire hydrant system.

As part of the refurbishment, a private fire system was installed to increase available water pressure and meet the Queensland Fire Department’s firefighting capability requirements. The system was fully engineer-designed to comply with the Building Code and fire authority requirements, in response to the water pressure available within the Club’s existing mains supply.

During final commissioning and certification testing, issues impacting water pressure and overall system capacity have been identified. As a result, certification of the fire hydrant system has been formally referred for reassessment.

This issue is external to the Club’s operational control and relates to compliance validation within the broader water-supply and fire-engineering framework.

The Board has been fully briefed, and the matter is being actively managed. The Club is working closely with:

  • Our Project Managers
  • Fire engineers and hydraulic consultants.
  • Quadric as Head Contractor
  • Relevant authorities

Various options are currently being evaluated to protect the Club’s interests and minimise further delay.

This is clearly not the outcome we had been working toward, particularly given how close the project is to completion. However, ensuring full compliance and certification is essential before reopening the refurbished facilities.
